Public Hearing for Area Variance
Dennis
& Stephanie Hodgson #16-13
47
Louden Rd.
Saratoga
Springs, NY 12866
S/B/L 155.-1-12.3 Rural Residential
Applicants seek a 7' side setback variance in order to
build an addition onto their home; it would be 33' from the property line.
The Applicants
appeared before the Board and reviewed their application, explaining they own 2.75+/-
acres and the house is situated approximately 100' from the road, with the
septic located behind the house. They'd
like to build a master bedroom onto their home, 20' out from the house which
would put them at 33' from the side property line. They need a 7' variance to go forward with
the addition. They spoke with some
neighbors and mailed out their neighbor notifications; receipts were handed in
for the file.
Chairman Clifford Hanehan asked if there were any questions from the Board?
John Deyoe asked if this were to be a single story addition and
the Applicants replied yes; they have an alaskan
slab.
Chris Benn said he
noticed the land goes back about 700' in the rear; can he build back to not
crowd the property line? The Applicant
replied due to the location of the septic system he cannot.
Nick Schwartz
questioned that the septic is in the rear and the Applicant replied yes it is.
Chairman Clifford Hanehan asked if there were any further Board questions; there
were none.
After providing Proof of Notice in the Saratogian on July 15, 2016, Chairman Clifford Hanehan opened the Public Hearing at 7:11 p.m. asking those wishing to speak to please stand and
state their name and address. Seeing as
no one spoke, Chairman Clifford Hanehan closed the Public Hearing at 7:12 p.m.
Chairman
Clifford Hanehan then went
through the Balancing Test line by line with the Board; the
Board found in favor of the Applicant.
A motion was made by Clarence Fosdick, seconded by
William Moreau, to grant the 7' side setback variance as presented. Chairman Clifford Hanehan
-aye, Thomas Carringi - absent, William Moreau aye,
Clarence Fosdick - aye, John Deyoe aye, Chris Benn
