Applicant seeks a two lot subdivision of their 15.69+/- acre parcel.
The Applicant appeared before the Board and reviewed the proposed two lot subdivision, explaining the parcel had been part of three lots and when they purchased two of those lots they merged them into one. They now are looking to subdivide back into two lots, using the original lot lines.
Chairman Ian Murray stated she needs to provide the Board with an updated survey showing the new lines. The survey also needs to have the following on it: acreage, Ag Data Statement, Right to Farm law, depiction of lots (Lot 1 and Lot 2) and the new stamps need to be on there as well.
Chairman Ian Murray asked if there were any Board questions; there were none.
He then stated once the Applicant has the new survey completed, we will advertise for a public hearing.
The Applicant thanked the Board.
Returning
Information
Joe Fiori, Nexamp Solar, is seeking information to create a solar farm on a 10+/- acre parcel in the Town of Saratoga.
Joe Fiori appeared before the Board talking about solar farm arrays and questioned the requirements for a 10 - 15 acre solar farm, how maximum coverage is calculated, does it include inner roads or just the square footage of panels, does the Board prefer lands that are level or is tree clearing allowed and what type of screening is needed.
Chairman Ian Murray stated one must meet Town regulations, coverage calculation is based on the total area of the array. The Board will need to see the lot layout in order to determine if screening is required and necessary. Primarily the Board prefers evergreens for screening, but again, it depends on site conditions.
Patrick Hanehan stated until the Board knows what parcel this is for, there's no sense going through this.
Joe Fiori responded the owners want feedback before saying where the land is.
The Board stated it's premature to comment as they need to know the parcel as this is site specific.
Joe Fiori thanked the Board.
