ZONING BOARD OF APPEALS MINUTES

September 25, 2006

7:30 PM

 

Chairman Stephen Bodnar called the meeting to order at 7:21 p.m. and led the flag salute.

 

Chairman Stephen Bodnar explained the Rules of the Board. 

 

Zoning Clerk Catherine Cicero called the roll: Chairman Stephen Bodnar – present, Clifford Hanehan – present, Thomas Carringi – present, Barbara Faraone – present, Joyce Waldinger – present, Bill Moreau – present, James Burke – present, and Alternate Clarence Fosdick – present. 

Also present: Town Zoning Officer Robert Hathaway.

 

Approval of Minutes: All board members present had read the minutes of the July 24, 2006 meeting. A motion was made by Barbara Faraone, and seconded by Clifford Hanehan, to accept the minutes of the July 24, 2006 meeting as written.  Chairman Stephen Bodnar – aye, Bill Moreau – aye, Thomas Carringi – aye, Joyce Waldinger – aye, James Burke – aye, Barbara Faraone – aye, and Clifford Hanehan – aye.

Carried 7 – 0 

 

Order of Business:

AREA VARIANCE

Applicants intend to replace a mobile home with a ranch style house.  They’re asking for an area variance of 40,000 square feet and two side variances of 28’ each.

 

Nashat Ghali explained his application to the Board, stating that the mobile home has been removed already and that he would like to replace it with a 26’x48’ one-story modular home.  The placement of the home is constrained somewhat by the placement of the septic system.  111 Casey Road has a current tenant; there is no shared driveway.  Each site has its own septic and Mr. Ghali intends to install a separate well for the new home.

 

It was the opinion of Town Zoning Officer Robert Hathaway that the variance should be granted.

 

James Burke read a letter from the County Planning Board, which stated that the proposal had no County-wide impact.

 

Chairman Stephen Bodnar read a letter from Isabell Woodcock, a neighbor, which stated that she supported granting of the variance for the proposed modular home.

 

 

Chairman Stephen Bodnar asked the Board if there were any further questions.  There were none.

 

Proof of notice for a Public Hearing was furnished by newspaper on September 19, 2006.  There were no interested parties; the Public Hearing was closed.

 

Joyce Waldinger made a motion, seconded by Thomas Carringi, to grant the variance.  Clifford Hanehan clarified that the variance would be conditioned on the installation of a well for the new residence.  Chairman Stephen Bodnar – aye, Bill Moreau – aye, Thomas Carringi – aye, Joyce Waldinger – aye, James Burke – aye, Barbara Faraone – aye, and Clifford Hanehan – aye.

Carried 7 – 0 GRANTED WITH CONDITIONS

The next regular meeting will be October 23, 2006 at 7:30 p.m.

 

Clifford Hanehan made a motion to adjourn at 7:40 p.m.  The motion was seconded by Barbara Faraone.  Chairman Stephen Bodnar – aye, Bill Moreau – aye, Thomas Carringi – aye, Joyce Waldinger – aye, James Burke – aye, Barbara Faraone – aye, and Clifford Hanehan – aye.
