OF APPEALS MINUTES
May 22, 2006

Vice-Chairman
Clifford Hanehan called the meeting to order at 7:40 p.m., and led the flag
salute.
Town
Supervisor Tom Wood explained the Rules
of the Board.
Zoning
Clerk Catherine Cicero called the roll: Chairman Stephen Bodnar absent
[Chairman Stephen Bodnar joined the Board at 7:48 p.m.], Vice-Chairman Clifford
Hanehan present, Thomas Carringi present, Barbara Faraone absent, Joyce
Waldinger present, Bill Moreau present, James Burke absent, and alternate
Robert McConnell present.
Vice-Chairman Clifford Hanehan recognized alternate Robert McConnell as
a voting member of the Zoning Board of Appeals due to the absence of Barbara
Faraone and James Burke.
Also
present: Zoning Officer Robert Hathaway and Town Supervisor Tom Wood.
Approval
of Minutes: All board members present had read the minutes of the April 24,
2006 meeting. A motion was made by Joyce
Waldinger, and seconded by Robert McConnell, to accept the minutes of the April
24, 2006 meeting as written.

Rural Residential
Applicants are seeking an area variance of 8922 square feet in order to meet zoning requirements to add a one bedroom, artists loft apartment to the existing three bedroom apartment in the barn.
Darren Tracy explained to the Board that the property is located north of the Village of Schuylerville across from Lock 5, and that it is commonly know as Bullard Barns. He said that the current apartment is occupied, and that he needs income from a second apartment in order to maintain the property. He does not live on the property, and does not intend to do so.
Mr. Tracy said that he has only two neighbors to the parcel: Mr. T. David Bullard, and the Schuylerville School District. Mr. Tracy presented letters from Mr. Bullard and from
Dr. Leon Reed on behalf of the school district stating
that they had no objection to his plan for the barn.
In response to a question from William Moreau, Mr. Tracy said that the only other structures on the property are two other barns. He has no current plans for using either of the other barns.
In response to a request for comments from Vice-Chairman Clifford Hanehan, Zoning Officer Robert Hathaway said that he saw no problems with granting the variance.
Proof of notice
having been furnished by newspaper on May 12, 2006, Vice-Chairman Clifford
Hanehan opened the Public Hearing at 7:50p.m. for public comment. There were no interested parties; the Public
Hearing was closed.
Vice-Chairman Clifford Hanehan asked the Board members if they had any further questions. They did not.
Chairman Stephen Bodnar commented that the barns are a long way from the road and that the improvement would not have any impact on the surrounding area. He added that there wouldnt be any impact on the Town at all.
Chairman Stephen Bodnar made a motion, seconded by Robert McConnell, to grant the area variance as presented in the application. Chairman Stephen Bodnar aye, Bill Moreau aye, Vice-Chairman Clifford Hanehan aye, Thomas Carringi aye, Joyce Waldinger aye, and Robert McConnell aye.

Town Supervisor Tom Wood summarized the actions taken at the last Town Board meeting for the Board.
Chairman Stephen Bodnar gave an update on the progress of the new fire station.
The next regular meeting will be June 26, 2006 at 7:30 p.m.

motion to adjourn at 8:10 p.m. The
