Returning Applicant proposes a 35 unit subdivision of single family homes on County Road 69 and Casey Road.   Thirty four lots will range in size from approximately 1 to 3 acres.  The thirty fifth lot will be approximately 58 acres in size, with a defined building envelope.  The remaining lands within that lot will be deed restricted and preserved as open space.

David Bullard.  The property is located behind the Marshall House, on the west side of NYS Route 32 and US Route 4, 900’ north of the Village of Schuylerville.  Mr. Bullard has no plans to develop the additional property.

Applicant is proposing to construct eight 3-unit buildings on 49.89+/- acres located between Beaver Street and Wall Street along NYS Route 29.  To achieve the desired density, the Applicant proposes a state-of-the-art wastewater treatment system for all the buildings that “uses less space, emits no odor, and has the ability to remove up to 97% of the nitrates in the effluent.”

Returning Applicants intend to divide their 34.39+/- acre lot into four lots; Lot 1 would be 6.53+/- acres, Lot 2, with an existing house, would be 3.43+/- acres, Lot 3 would be 11.33+/- acres, and Lot 4 would be 13.0+/- acres.  Applicants are scheduled to appear at the March 26, 2007 Zoning Board of Appeals meeting to request a variance of 100’ for road frontage for Lots 1 and 3. Under Town Zoning Regulations, lots over 5 acres require 300’ of road frontage; however, Applicants are proposing 200’.
